Take Control of Facility Maintenance in Three Steps

Every facility is different, so GEM doesn’t take a one-size-fits-all approach. We work with you to create a customized maintenance plan that helps improve reliability, simplify facility management, and support long-term cost control.

A GEM account manager will review your facilities, equipment, maintenance history, and service needs. This allows us to catalogue your equipment, understand your operation, and identify opportunities to improve reliability, efficiency, and long-term performance.

Based on your organization’s unique requirements, we’ll develop a preventative maintenance program that fits your equipment and priorities. Your proposal will outline recommended services, inspection schedules, included testing, and available benefits.

Once your plan is in place, GEM handles the scheduling, maintenance, inspections, and reporting needed to keep your systems operating at their best. You’ll also have a dedicated account manager and access to preferred pricing and priority service whenever you need support.

We had a leak in the feed tube going into our toilet. It leaked down through the ceiling into our kitchen. I called GEM and they sent technicians right out to fix the problem. The technicians arrived, assessed the problem and gave us a very reasonable quote. The technician also noticed veteran plates on my car and applied a 10% discount! They fixed the problem, noticed that the feed tubes to my sink didn't look good and corrected them as well. Both technicians were very personable and kind. They helped lower our anxiety as well. Great experience! Highly recommend GEM plumbing!

Two great gentlemen (Brandon and Maxwell) came to my house to fix a leaking faucet. They explain all the questions from me and wife. They even give nice advice about reglazing the sink. Due to the distance between the cabinet and the sink, they tried very hard to find the best possible solution for us and install a new faucet. It is a wonderful job!! Highly recommended!!

I have already posted a 5 star review and want to post another. Four years after becoming a GEM customer, I remain totally satisfied with their service. I could name a lot of names: Nathan Campbell, Tony Rossi, Michael Hassel, Steven Gray and his partner Chase, and others who have all been incredibly responsive and totally dedicated to solving the problem at hand. I think for an organization as large as GEM they have managed to recruit and train a great group of professionals. All that matters to me is quick access to such a good group caring pros.

The service and attention to detail is excellent. They identified the problems with 2 toilets and 2 shower faucets and resolved every issue with the least amount of disruption. They even went the extra mile to identify the cause of a ceiling stain to make sure it wasn't from water. I recommend them highly for quality of work, knowledge and efficiency.

One Agreement. Five Essential Trades.

Most commercial maintenance programs focus on a single trade. For many facilities, that means managing multiple service providers, contracts, and points of contact to maintain the systems that keep buildings running safely and efficiently.

GEM’s preventative maintenance plans bring multiple building services together under one agreement, giving your team a single point of contact for these critical facility systems:

Instead of coordinating multiple vendors, invoices, and schedules, critical equipment maintenance is managed by one experienced partner. For organizations with multiple locations or regional portfolios, this creates significant operational efficiencies and greater consistency across properties.

Dedicated Account Management and Ongoing Support

When you partner with GEM, you gain a dedicated account manager focused on helping your facilities operate more efficiently.

Your account manager serves as a single point of contact, helping coordinate services, answer questions, review recommendations, and ensure your maintenance program continues to align with your operational goals.

As your facility needs evolve, your account manager is there to provide guidance, facilitate communication between departments, and help prioritize maintenance and repair needs. With a consistent partner who understands your buildings, equipment, and service history, you can spend less time managing vendors and more time focusing on your organization’s day-to-day operations.

Comprehensive Maintenance for Critical Building Systems

Every commercial facility has unique equipment and maintenance requirements.

GEM builds customized preventative maintenance plans that protect critical equipment and fit your facility’s specific needs and goals.

HVAC systems remain the foundation of most commercial maintenance programs because heating and cooling equipment often represents one of the largest operational investments within a facility. Cooling maintenance is completed before peak air conditioning season, while heating maintenance is scheduled before colder weather arrives. This proactive approach helps identify potential issues before they become costly emergency repairs.

During each visit, GEM technicians perform a comprehensive inspection of your equipment, including filter changes, startup procedures, performance testing, and operational checks. Regular maintenance helps improve system efficiency, reduce the likelihood of unexpected breakdowns, extend equipment life, and support a more comfortable environment for occupants year-round.

Drainage issues develop out of sight, which makes them difficult to detect until they cause backups, property damage, or operational disruptions. To identify potential problems early, GEM includes a main drain camera line inspection as part of our commercial preventative maintenance plans.

Using specialized camera equipment, our technicians inspect the condition of your main drain line and look for signs of blockages, buildup, root intrusion, or deterioration. This proactive assessment provides valuable visibility into the health of your drainage system and helps facilities address concerns before they become costly emergencies.

Backflow prevention devices protect potable water supplies from contamination and are subject to annual testing requirements. Annual testing keeps your facility compliant.

GEM includes annual testing for up to three backflow devices as part of your maintenance agreement. Our team performs the required testing, documents the results, and helps ensure your facility remains compliant while reducing the administrative burden on your staff.

Electrical failures can create serious safety risks, costly downtime, and unexpected repairs. Infrared inspections provide a non-invasive way to identify developing problems before they impact operations.

Our plans include an infrared inspection of one electrical panel in accordance with NFPA 70B best practices. Thermal imaging can help identify overheating components, loose connections, and other developing issues before they result in equipment failure. Many insurance carriers view infrared electrical inspections as a proactive risk management measure that can help support facility reliability and loss prevention efforts.

Fire protection systems are critical to life safety, regulatory compliance, and business continuity. Routine inspections help ensure these systems are functioning properly and ready to respond when needed while supporting the requirements necessary to keep your facility operational.

As part of our comprehensive maintenance approach, GEM can incorporate fire sprinkler and fire protection inspections into your maintenance program. Regular testing and evaluations identify deficiencies, maintain compliance, and provide facility teams with greater confidence that their fire protection systems are operating as intended.

Priority Service and Preferred Pricing

When issues arise, response time matters. Commercial preventative maintenance customers receive benefits that go beyond scheduled maintenance, including preferred pricing, priority scheduling, fast access to service resources, and dedicated account support.

These advantages help ensure your organization receives timely assistance when critical building systems require attention.

Actionable Reporting That Helps You Plan Strategically

One of the most valuable components of a GEM commercial maintenance agreement is the reporting process. Every facility receives organized documentation that helps maintenance teams and decision-makers understand the current condition of critical systems.

We catalog equipment information, including:

  • Equipment photographs
  • Model numbers
  • Serial numbers
  • Asset information
  • Service history

In addition, inspection reports include a simple red, yellow, and green reporting format that helps prioritize maintenance needs. This approach gives facility managers clear visibility into:

  • Immediate concerns
  • Emerging issues
  • Long-term capital planning opportunities
  • Recommended corrective actions

Instead of reacting to unexpected failures, you can make informed decisions based on real facility da

Reduce Unexpected Expenses and Protect Your Budget

Unexpected equipment failures can create significant financial strain, forcing organizations to divert funds toward emergency repairs and unplanned replacements.

A proactive maintenance strategy helps reduce surprises by identifying potential issues early, allowing facilities to address them before they become major expenses.

Emergency service calls are often more disruptive and expensive than scheduled maintenance. Through routine inspections, testing, and preventative service, GEM helps uncover developing problems before they lead to costly breakdowns, helping facilities avoid unexpected repair expenses and operational interruptions.

Detailed inspections and condition reporting provide valuable insight into the health of critical building systems. With a clearer understanding of upcoming maintenance needs and potential capital expenditures, facility teams and financial decision-makers can make more informed budgeting decisions and plan for future investments with greater confidence.

Commercial HVAC, plumbing, electrical, and fire protection systems represent major investments. Regular maintenance helps these systems operate more efficiently and can extend their useful life, allowing organizations to maximize the value of existing assets and potentially delay costly equipment replacements.
